Temporary Furnished Rental in Montreal: the General Terms and Conditions

All apartments, condos, lofts, and houses for rent at Accès International are rented on a monthly and temporary basis (for short, medium or long term stays). Here are the details of the other rental conditions.

Booking, Deposit and Payments

Booking a Furnished Apartment for Rent

A security deposit equal to the value of the first month's rent is required to make the reservation of a furnished accommodation. This deposit can be paid by bank transfer, direct deposit, credit card, or any other accepted method of payment.

A reservation is considered confirmed once Accès International has received your security deposit AND has confirmed your reservation by email.

The first month's rent payment must be received 7 days before the planned occupancy date. However, an exception may be made when the reservation is made only a few days before the beginning of the month.

Refund of Security Deposit

If no damage is found after your departure, the security deposit will be refunded. If there is damage, the cost of repairs will be deducted from your security deposit. Once the damage is repaired, if a positive balance remains, it will be refunded to you, and copies of invoices will be attached as proof of the repairs and payment. However, if the cost of repairs and/or item replacement exceeds the amount of the security deposit, you will be required to pay the excess balance.

Accepted Methods of Payment

We accept the following payment methods:

  • Check;
  • Money order or certified check;
  • Cash;
  • Bank transfer (fees apply);
  • Interac transfer (conditions apply);
  • Direct deposit in all branches of our banking institution.

We must receive subsequent payments no later than the first day of each month.

All bank charges must be borne by the client-renter.

Liability Insurance

For an additional twenty-five dollars ($ 25) per month, tenants will automatically receive a two million ($ 2,000,000) civil liability insurance coverage at the rental address, as well as a personal property insurance valued at ten thousand dollars ($ 10,000).

This additional monthly amount will not be charged if the renter / payer provides the agent with proof of renewal of their current home insurance or any other valid proof of insurance for the rental address.

Cancellation of the Lease

The reservation of a rented accommodation cannot be cancelled or modified during the stay. In the case of a cancellation before term, the full amount of the reservation will be charged to the customer by Accès International unless there are major factors justifying the renter’s decision (conditions apply).

You must notify us in writing for any reservation cancellations. The cancellation of a confirmed reservation will be subject to the following penalty depending on the number of days remaining before the start of the rental period:

  • 30-59 days before occupation: 50% refund of the total amount of deposits;
  • 60-89 days before occupancy: 100% refund of total deposits.

Please note that no refund will be issued by Accès International for cancellations that occur one month or less before the scheduled occupancy date.

Duration of the Rental Period and Stay

Arrival and Departure

Arrival at the rental housing is normally scheduled at 4 pm. Upon departure, we ask you to return the accommodation at no later than 10am. It is possible to arrive or depart outside these times, but you must first negotiate an agreement with Accès International. Any changes requested by the customer regarding departure and / or arrival must be signalled to confirm the availability of the premises.

On request, prior arrangements can be made to obtain or return the keys of the rented accommodation outside our normal opening hours, during the weekend, or during holidays.

Should the renter stay in the unit after the effective departure date and without prior arrangement, the additional days of accommodation will be billed based on the applicable daily rate.

One-time Charges

We will use the renter's credit card for one-time charges during the rental period.

Extension of the Lease Agreement

The tenant can extend the rental agreement by informing Accès International of their intentions at least 30 days before the end of the agreed upon rental period.

Maintenance and Occupation

Cleaning and Maintenance of Rental Housing

Tenants are responsible for keeping their dwellings clean and in good condition, and are required to return the property in the same condition in which they received it. A cleaning fee will be applied for any accommodation that requires a special intervention to meet Accès International’s quality standards.

Number of Occupants

Clients must communicate to Accès International the number of people who will reside in the rented accommodation (adults and children). It should be noted that some buildings require an official registration with the condominium management office.


Clients must obtain prior authorization to bring an animal into a dwelling. Some homes do not accept pets; please consult your Accès International Advisor.

In addition, Accès International reserves the right to demand the departure of any tenant who has introduced an animal into a dwelling without proper authorization; the client will not receive any compensation or refund for the remaining days of their reservation.


Note that all our apartments, condos, houses, and furnished lofts are non-smoking.

Civic Behavior

Under no circumstances may the occupants of the dwelling harm the tranquility of other occupants of the building or of the neighborhood.

Tenants must comply with building regulations, particularly regarding noise and the use of common areas.

The tenant will be held responsible for any claim of nuisance from the neighbours regarding his own, his family’s, the occupant he represents or his guests’ behaviour. If the claims are repeated, the tenant or the occupant as the case may be, will be expelled from the premises. The tenant cannot ask for a refund and will have to pay the expenses incurred to the agent.


By establishing a rented accommodation agreement with Accès International, tenants agree to compensate Accès International for any loss, damage, expense, problematic act or provocation of any kind, caused by tenants, authorized occupants, or any other person who would be invited into the dwelling.

Accès International is in no way responsible for the loss, damage, or theft of the items the tenants used or stored in the apartment during their stay, or any item forgotten in the apartment after returning it.
